The Scheme: The scheme of assistance
is for construction of commercial complexes.
2. Eligibility:
Proprietary/Partnership/Companies shall
be eligible for assistance. Construction
shall be mainly at Chennai and in District
Head quarters and Municipal Towns
3. Purpose of assistance:
The assistance will be for construction
of building, Air conditioning., communication
facilities, Lift and other facilities that
are necessary for Commercial Complexes.
4. Project Cost:
The minimum assistance will be Rs.10 lakhs
and maximum assistance will be Rs.90 lakhs
for proprietary and partnership firms and
maximum assistance will be Rs.250 lakhs
for limited companies.
5. Promoters' Contribution:
Promoters Contribution shall be 35% minimum.
6. Debt Equity Ratio:
DER shall be 2 : 1 maximum.
7. Repayment:

Outright
sale basis:
Sale of any part of building / module
shall have prior approval of Corporation.
Sale proceeds including advances shall
be remitted directly to the Corporation.
Irrespective of the sale or otherwise
of modules / parts of building, the
borrower shall pay the interest on the
outstanding loan every month without
fail and shall settle the account within
the repayment period stipulated. Loan
shall be repaid within 4 years from
the date of first disbursement.

Lease
Basis:
Lease of any part of building / module
shall have prior approval of the Corporation.Lease
advances shall be remitted to us by
Lessee. The amount will be adjusted
in the last instalment of term loan.Lease
deed to be executed between the borrower
and lessee shall have provision for
the Corporation to take possession of
leased premises in case of any default
to us. Lease rental shall be paid to
the Corporation every month. Loan shall
be repaid within 8 years including moratorium
period not more than 2 years.
8. Collateral
Security :
Collateral security to 100% of loan amount
sanctioned shall be offered.
9. Others:
The scheme
shall not be eligible for any concession
under NEF / MUN / SEMFEX / TAHDCO / Soft
loan scheme etc. No interest concession
will be granted even if promoted by existing
concern/promoters possessing Gold/Green/Merit
Card.
